California law requires every home in a High or Very High Fire Hazard Severity Zone to pass a defensible space inspection before close of escrow — and since July 2025, sellers must also disclose the status of 12 specific home hardening conditions. Failing the inspection, or disclosing unaddressed vulnerabilities, can delay or derail your sale.

How the process works

Request your AB-38 inspection
Your local fire district (Marin County Fire, Central Marin, Southern Marin) schedules and conducts the official inspection. Allow 7–10 business days — longer in spring and summer.

Receive your inspection report
The report identifies every deficiency by zone — especially Zone Zero (0–5 ft), where most homes ignite. Common failures: exposed vents, combustible decking, wood fencing within 5 ft of the structure.

We complete the required work
Knowles LumberCraft specializes in exactly the Zone Zero improvements inspectors flag most — ember-resistant vents, fire-rated decking, non-combustible fencing, and fiber cement siding. We work from your report and prioritize what's required for compliance first.

Re-inspection and close of escrow
Once work is complete, your fire district re-inspects and issues compliance documentation — required for your buyer and title company before close.
